EcoWorld’s Iskandar connection
The EcoWorld journey began more than a decade ago with Eco Botanic, its first eco township in Iskandar Malaysia. Fast forward to today, Eco World Development Group Bhd (EcoWorld Malaysia) stands tall as a leading property developer, boasting over 8,000 acres of land across the Klang Valley, Iskandar Malaysia and Penang, with a total gross development value exceeding RM80 billion.
This rapid growth has also built and solidified EcoWorld’s revenue stream into four main pillars: Eco Townships, Eco Rise, Eco Hubs and Eco Business Parks (EBP), each catering to a distinct market segment.
Eco Townships offer serene, green living spaces complemented by top-notch amenities. Eco Hubs serve as bustling commercial centres within these townships, comprising shops, strata offices and retail spaces. Meanwhile, Eco Rise introduces a range of high-rise residential options, including affordable duduk apartments for the young and young at heart. Additionally, Eco Business Parks provide sustainable industrial spaces for both large corporations and small and medium enterprises (SMEs).
These solid revenue pillars have given EcoWorld the agility to adapt and target launches to meet market demand. In Q1 2024 alone, EcoWorld Malaysia reported RM1.26 billion in sales, with 57% contributed by its projects in Iskandar Malaysia.
Apart from the increasingly high demand for properties in this region, it reflects the strength of the EcoWorld brand in Iskandar Malaysia and the solid track record the group has established through its eight ongoing projects across the southern state.
EcoWorld Malaysia president and CEO Datuk Chang Khim Wah has this to say: “Our roots in Iskandar Malaysia go deep, given that the EcoWorld brand was birthed here in 2013 with the launch of our Eco Botanic township. Today, we have five mature townships and three business parks under development, with two sizeable new tracts of land recently acquired for our upcoming Eco Business Park VI and Eco Botanic 3 projects. More importantly, all four of our revenue pillars are strongly represented in Iskandar Malaysia, enabling us to serve every market segment, from residential to industrial and commercial.”
Captivating the Iskandar Region
From an initial 250 acres that started out as Eco Botanic, EcoWorld has now amassed close to 4,000 acres of land in Iskandar Malaysia, with about 1,500 acres left to be developed.
Its notable presence in shaping the region’s landscape include the Eco Botanic, Eco Botanic 2 and Eco Botanic 3 townships in Iskandar Puteri; Eco Spring and Eco Summer townships in Tebrau; and Eco Tropics township in Pasir Gudang. And not forgetting that four of the five EBPs are located in Johor — EBP I in Tebrau, EBP II in Senai, EBP III in Pasir Gudang and the upcoming EBP VI in Kulai.
The start of EcoWorld’s second decade in Johor is also made more exciting with the introduction of the duduk series. The launch of Sa.Young D’ Eco Botanic in October 2023 was snapped up by young homeowners and savvy investors drawn to the vibrant lifestyle amenities of Eco Botanic with the numerous international universities located in the immediate vicinity of the project.
Elsewhere, the Eco Hubs pillar is also going from strength to strength. As the townships mature, EcoWorld is confident that its commercial properties, complemented by its placemaking efforts through the development of retail spaces such as Spring Labs, Eco Palladium, Eco Galleria and Eco Boulevard, lush town parks and scenic lakes, will enjoy ever increasing demand. Chang states: “This creates a virtuous transformative cycle as the greater vibrancy of our commercial spaces further enhances the liveability of our townships, thereby benefiting not just our residents but also the wider population living in the vicinity of our projects.”
Surging ahead in Iskandar Malaysia
EcoWorld remains bullish on Iskandar Malaysia with several launches spread across the different sectors and townships.
In Eco Botanic, these include The Windsor 2½-storey semi-detached park homes and Sa.Young 2 D’ Eco Botanic. The Windsor offers spacious dimensions of 42ft by 80ft, boasting 4 + 1 bedrooms and 5 + 1 bathrooms for luxurious living. Each unit includes a 20ft private garden, providing residents with tranquil front garden living shielded from traffic noise. Sa.Young 2 D’ Eco Botanic, the sequel to the highly successful maiden duduk series in Iskandar Malaysia, is expected to sustain strong sales and demand.
Meanwhile, Eco Spring introduces Santai D’ Eco Spring, as well as Kàllos 2 and Dhanà 2. The recent launches of Santai 1 and 2 garnered highly encouraging response. The popularity of duduk endures with Santai 3, which is now open for registration. These compact 947 sq ft units have three bedrooms and two bathrooms and come semi-furnished with air conditioning, washer, dryer and a kitchen cabinet with hood. Each unit includes two complimentary parking bays. Also open for registration are the second phases of Kàllos and Dhanà, Eco Spring’s final 2-storey cluster homes, featuring expansive ensuite bedrooms, 10ft private gardens and a seamless connection between indoor and outdoor spaces.
For Eco Tropics, Hera 2-storey terraced homes and Eco Avenue 2 shopoffices will be available. Hera offers an exquisite garden living ambiance with 20ft linear and back lane gardens, designed to elevate the living experience. These charming garden homes feature a land size of 22ft by 60ft and a built-up area of 1,774 sq ft. Eco Avenue 2’s 2-storey shopoffices are situated in Eco Tropic’s vibrant commercial district, with spacious and adaptable layouts that are perfect for diverse businesses. Limited units are now available, with ample parking bays provided for visitors.
On the industrial front, EBP II, the largest freehold green and clean industrial hub for SMEs in Flagship E of Iskandar Malaysia, will offer detached factories on one acre and above.
